Landlord gas safety checks in Slough

Slough's rented homes are mostly gas-heated, so an annual gas safety check is part of letting almost any property in the town.

What is different in Slough

Slough Borough Council deals with housing standards and licensing in the town, while the Health and Safety Executive enforces the gas safety regulations.

In a shared house let on separate tenancies, each tenant is entitled to a copy of the gas safety record within 28 days of the check, and new sharers before they move in. Keep a note of who received a copy and when; it is easier than proving it later.

Extended homes sometimes have a second boiler or a gas appliance in an extension or a converted outbuilding. Make sure every appliance and flue you provide is on the record, not just the main boiler.

The rule, in brief

Under the Gas Safety (Installation and Use) Regulations 1998, a landlord must keep the gas pipework, appliances and flues they provide in a safe condition and have each appliance and flue checked every 12 months by a Gas Safe registered engineer. Keep the record of each check for two years. Give a copy to existing tenants within 28 days of the check, and to new tenants before they move in.
